Sunrise Management & Consulting Proposes The Apartments at Century House

The Restaurant/Event Center and Hotel to Remain, New Apartments to Reflect Federal Style

Latham, NY (May 5, 2022) – Sunrise Management & Consulting’s investment arm has purchased the 14-acres of land incorporating The Century House restaurant/event center and hotel, so those two businesses may continue to thrive while adding needed residential housing for the Century Hill area of Latham, NY. The company will present a two-phase plan: apartments would be cohesively added to the existing campus in phase one, and a second phase is included with no date attached in case The Century House family chooses to retire.

BBL Construction Services is the design-build general contractor selected to execute the project, maintaining the Federal historical style of the campus through apartment building facades and courtyards that keep the traditional look but with modern amenities for residents. Capital Bank is financing the transaction, and Sunrise Management & Consulting will manage The Apartments at Century House.

The Century House’s Managing Partner Colin DeMers welcomes Sunrise’s plan. He said, “The Century House’s over 72 years of success in providing hospitality for our friends, community, and the world is partially based on us always changing for the better and growing with the times while still producing a consistent joyful hospitality experience for our guests. For the past decade, people have contacted us wanting apartments at The Century House. We have met with many interested developers who have reached out to our family with interest in developing apartments on our campus. Our location is ideal for residential development, particularly with all the new companies surrounding us, including the neighboring headquarters for Ayco. When I started talking to Sunrise Management & Consulting, there was instant chemistry between the companies, both having the mission of providing great customer service to our clients. We are pleased to be working with a company as experienced in development as Sunrise Management and who presented the best plan for this community. There will be a synergistic relationship with the hotel, restaurant, and apartments offering full-service hospitality.”

Sunrise Management & Consulting has developed, redeveloped, or partnered in several apartment communities over the past few years, including the Sunrise Solars development in Latham in 2020, incorporating the company’s corporate headquarters, Sunrise Solars Apartments, Sunrise Solars Coworking, and existing retail space. In 2016 and 2017, Sunrise converted two former schools into apartment communities: Homeroom Lofts Apartments in Averill Park and Draper Lofts Apartments in Schenectady. In 2016, the company partnered with the Amedore group to build Van Allen Apartments, the first apartment community in the area to receive the Humane Society of the United States “Pets Are Welcome” designation.

“We look forward to collaborating with the existing hotel and restaurant/event center’s management to partner on a new living concept where we have shared amenities between the hotel, restaurant/event center, and apartments,” said Sunrise Management & Consulting President Jesse Holland. “We love the history of The Century House and want to continue to build on their fantastic reputation for great customer service and being an active member of the community. We worked with BBL Construction Services to develop a plan to utilize the existing topography and building footprints so the businesses could work in harmony. We were pleased that the plan incorporated the existing half-mile walking trail. Having worked with BBL Construction Services on past projects, we were incredibly impressed with their methodology and ability.”

The phase one plan is to add two buildings and a courtyard that will connect the buildings on the 14-acre campus. Building one would add approximately 58 apartments, and building two would add 24. If the Century House family chose to retire down the road, a third building could be built in a second phase. The original Century House home would be restored and remain if the second phase was built.

Capital Bank has had a longstanding relationship with The Century House and its family ownership and will finance the transaction. Said Capital Bank President Dan Fariello, “We are excited to work with Sunrise and BBL to continue The Century House’s legacy in a manner conducive to maintaining its heritage while providing dwelling units in what is considered a crossroads of the Capital Region.”

About The Century House

The Century House restaurant/event center and Hotel has been a family-owned and managed business since 1949, when Jim and Dorothy O’Hearn converted an old farmhouse from the early 1800s into a restaurant. From the very first meal, Jim, Dorothy, and the family provided more than just an excellent meal at a great value. They offered the experience of comfort and care for the body …and soul. Working hard with their labor of love, the family grew the oasis to include larger dining rooms, banquet facilities, and ultimately the Hotel and Conference center with a pool, tennis court, wonderful half-mile nature trail, and more of the experience of the spirit of service that they showed on that very first day. Jim and Dorothy have passed on now, and the stewardship has continued, with son Tim and daughter Susan, along with Jim and Dorothy’s nephew Colin DeMers, who became Managing Partner in 1999.
