Sunrise Management & Consulting Files Plans Filed with Colonie Planning Board:

Proposal for Mixed Use Development to Include New Corporate Headquarters and Apartment Buildings Featuring Passive Solar Energy and Cutting-Edge Architectural Design

 

Albany, NY (July 27, 2016) – Sunrise Management & Consulting will file plans with the Colonie planning board at their 8/9 meeting for a mixed-use development at 836-844 Troy-Schenectady Road.

 

The proposal is to combine three parcels to build a 9,000 square foot office space, including new corporate headquarters for Sunrise Management & Consulting, and two apartment buildings with a total of 21 units. All the new buildings will use cutting-edge passive solar design. For Sunrise Solars Apartments, rents are expected to run between $1,100 to $1,600 a month for 800-1,200 square feet apartments made up of one-, two-, and three-bedroom units. The development will be connected to the existing 8,700 square feet of retail already at the site and occupied by EazyLift Albany and the DeWalt Factory Service Center. The combination of three parcels will create a new parcel of over four acres.

 

Sunrise Management & Consulting President and Founder Jesse Holland is looking forward to having a unique office space to accommodate and inspire the company’s growing staff: “The new Sunrise headquarters are designed to meet our needs today and in the future. We have recently added several new staff members for Sunrise Management & Consulting and the properties we manage. It’ll be exciting to have a light-filled office featuring passive solar design where we can gather for training, collaboration, and meetings with clients. We’re also growing our realty, Sunrise Realty Advisors, and look forward to having a more collaborative space.  We are initially expecting to take the second floor of the building, which is 4,500 square feet and possibly lease the rest of the building, but that will be subject to the growth of our business.”

 

Holland was inspired to incorporate passive solar design when he saw the Village Solars in Ithaca owned by Lifestyle Properties, one of Sunrise Management & Consulting’s property management consulting clients. He explains, “I was incredibly impressed with the design of the Village Solars. The passive solar design with open floor plans and windows on each side of each apartment made the apartments something really special. When I brought this design to architect Bob Bucher of Design Logic Architects, who is a LEED certified architect, he got excited and said we could take the design one step further and apply the passive solar concepts to our new corporate headquarters as well.”

 

The new site will contain features that make the area feel secluded even though it’s conveniently located on Troy-Schenectady Road. The community will feature a walking trail surrounding the whole site and a multi-species habitat area that connects the adjoining wetlands.

 

The plans for the three buildings have been sketched, and the design details are pending sketch approval. Some of the passive solar elements that Bob Bucher has brought into the design of the site plan include the positioning of the buildings to take advantage of the sun’s energy. Bucher explains, “We oriented the buildings to take advantage of maximum solar gain. The buildings are rectilinear to have greater solar expanses on the Southern exposure.”

 

Incorporating passive solar design into the office building will create a space with lots of windows and cutting-edge design. Bucher explains how he will incorporate passive Solar elements into the new corporate headquarters for Sunrise Management & Consulting: “The office building will feature a large glazing surface area covered by UV-filmed glass so the sun’s rays UV will not penetrate the glazing, but the solar energy will come through. The overhang of the roof is designed to protect the windows from the high summer sun. Heat buildup will be cut off by the overhang. In the winter, the lower angle of the sun’s rays will be captured by the large windows. Inside, we will use absorptive materials that will gain heat slowly in the winter and be released during the day, including heat absorbing tiles. “

 

The need for a new corporate headquarters for Sunrise Management & Consulting reflects the company’s growth. For the last 18 years, Sunrise Management & Consulting has focused on multifamily residential property management. Three years ago, Sunrise began investing in development projects, giving the company more control over the properties it manages to provide an even better customer experience.

 

Besides the new corporate headquarters and Sunrise Solars Apartments, Sunrise Management & Consulting is also working on three other development projects. Two projects are conversions of old schools into apartments: Homeroom Lofts in Averill Park and Draper Lofts in Rotterdam. Van Allen Apartments, a partnership with the Amedore Group, is an apartment community in North Greenbush currently under construction and expected to have its first residents this Fall.
