Town of Guilderland to Award Mill Hollow Apartments

 — The Former Bavarian Chalet in Guilderland is Converted into an Oversized Clubhouse

Albany, NY (June 7, 2017) – On June 8, Mill Hollow Apartments will receive the “Town of Guilderland Best Overall Project 2017” award at the Guilderland Chamber of Commerce Annual Dinner at the Appel Inn. Mill Hollow Apartments is a luxury apartment community in Altamont, NY, with sixteen occupied apartments, an oversized resident clubhouse that is an adaptive reuse of the former Bavarian Chalet restaurant, and additional apartments to be ready for occupancy in the coming weeks. The apartment community will include 84 two-bedroom apartments when complete and is a partnership between local developer James Verseput of Hyperion Realty Advisors and Steve and Rick Buck of Buck Construction based in Whitesboro, NY. Sunrise Management & Consulting manages the property.

The Mill Hollow Apartments development team is honored to be recognized by the town. Said James Verseput, “we are grateful for the positive reception of this project in the community and the support of the Town of Guilderland. From the beginning, we knew this project had promise because of how beautiful the site is, with its location at the foothills of the Helderbergs. For those who enjoy the outdoors, it offers access to natural parks like Thacher, Tawasentha, and Bozen Kill Preserve. Guilderland is a great place to live and work, with a top-notch school district and a mix of offices and retail that provide opportunities for employment, entertainment, and great shopping. Few projects like this exist in the town.”

 

Mill Hollow’s development team could see the potential in the site and layout of the former Bavarian Chalet, although the building was in disrepair. “When we first saw the former restaurant, it was a mess,” explains James Verseput. “The building had been vandalized, and the shrubs were overgrown. We knew that there was a rich history in the building with many Capital Region residents having fond memories of weddings and special events in that space. One of the reasons that the Bavarian Chalet was so successful was the beautiful view of the scenic pond and Helderberg Escarpment. Buck Construction has extensive experience with adaptive reuse construction projects including Harmony Mills in Cohoes. When Steve Buck saw the former Chalet, he realized that by reconfiguring the building, getting rid of the second floor, and changing the placement of rooms, we could open up the space to create a 7,200-square foot clubhouse for our apartment community. The clubhouse is three to four times the size of an average apartment community’s clubhouse. The indoor shared space gives residents a way to remain active and enjoy the beautiful views year round.”

 

The clubhouse at Mill Hollow Apartments offers residents plenty to do any time of year and is designed with fit and finishes in harmony with nature, including granite countertops, ceramic tile, and earth-toned walls. The interior of the clubhouse offers a large community room with a two-story fireplace and windows that overlook the pond and Helderberg Escarpment. Included in the clubhouse space is a community kitchen designed to host cooking classes and community events; a state of the art movie theater; a fitness center with strength and cardio equipment; and an adjoining yoga room. A sunroom will allow residents to enjoy views of the sunsets regardless of the season and connects to an outdoor deck and pavilion. Directly outside the clubhouse is an in-ground pool with a community barbeque and recreation area. A walking path connects to the clubhouse deck and leads around the pond, community gardens, and fire pit.

 

The Mill Hollow Apartments development team planned the property for residents with an active lifestyle. “Mill Hollow Apartments offers residents the chance to have a healthy, active lifestyle any time of year,” said James Verseput. “I envision a community where a resident can wake up on a summer morning, take a walk along the trail and then garden in a plot of the 25’ x 50’ community garden, and visit the gym or yoga room as they desire. As the afternoon temperatures rise, a resident could go for a dip in the pool. In the evening, the clubhouse could become a social gathering spot where residents enjoy the view of the sunset with friends then watch a movie. Before heading home, residents could set back out for a walk around the pond and enjoy one of the community’s fire pits. In the winter, residents can stay fit using the exercise room and watch the snow fall on the mountains from the sun room.”
